Job Description

Superintendent

On-Site Role

Atlanta, GA

ABOUT THE ROLE

Our Client is seeking a Superintendent responsible for overseeing and coordinating all field operations on construction projects from inception to owner acceptance. This safety-sensitive role ensures the implementation and maintenance of project-specific safety plans, manages site setup—including field office, signage, permits, and temporary facilities—and coordinates with consultants, subcontractors, and suppliers to ensure timely, on-budget, and high-quality project delivery. The Superintendent will facilitate compliance with safety, ADA, and waterproofing requirements, maintain project documentation, conduct regular site inspections, and collaborate closely with the Project Manager on scheduling, budgeting, and constructability reviews. Additional responsibilities include managing site logistics, expediting materials and labor, conducting meetings, and ensuring all regulatory and safety documentation is maintained and visible onsite. The ideal candidate will demonstrate strong leadership, organizational, and communication skills to drive project success and maintain a safe, efficient, and compliant work environment.

WHAT YOU'LL DO

  • Implement and maintain a job-specific Safety Plan and ensure compliance with all safety procedures and OSHA requirements, including collecting site-specific safety plans and Safety Data Sheets (SDS) from all subcontractors.
  • Set up and manage the field office, including trailer setup (with conference table and TV), site plan display, signage, sign-in sheets, permits, OSHA-required signage, temporary toilets, fencing, and roll-offs.
  • Coordinate, direct, and monitor all activities of subcontractors and suppliers, working with Assistant Superintendents to ensure project completion on time, within budget, and according to plans and specifications.
  • Coordinate with consultants (Waterproofing, ADA, Safety, Structural Engineer, Architects) for site visits, incorporate feedback into drawings, conduct mockup reviews, and ensure closeout documentation—including final sign-off letters and photographic evidence—is complete.
  • Prepare, maintain, and update site utilization and construction plans with the Project Manager, including job layout, phasing plans, equipment, utilities, material staging, manpower, and parking.
  • Develop and maintain project schedules, including overall project schedule, short interval (two- and four-week look aheads), and phased turnover sequences; participate in OAC meetings and adjust work as needed to achieve safe, quality workmanship.
  • Conduct regular site walks to establish firsthand knowledge of project progress, quality, and schedule alignment.
  • Expedite all site needs for subcontractors, materials, construction equipment, and labor, and manage delivery of long-lead items in coordination with the Project Manager.
  • Perform constructability reviews of contract documents, review drawings before and during buyouts, generate RFIs to avoid conflicts, and conduct preconstruction meetings with all subcontractors prior to each scope of work.
  • Lead weekly subcontractor meetings, coordinate with other projects for scheduling, review schedules, site conditions, and safety, and distribute meeting minutes to all office personnel.
  • Utilize Procore for daily manpower logs, weekly equipment logs (with photos and cost associations), daily photos with descriptions, RFIs, submittals, contracts, and draw approvals.
  • Monitor project costs, maintain thorough understanding of cost estimates, address budget risks, and communicate site impacts with cost implications to the team.
  • Report onsite injuries and manage procedures for OSHA visits, including immediate notification of safety consultants and project leadership.
  • Coordinate and follow up on third-party testing and inspections (concrete, soil, sheathing, structural), and ensure all consultant reports are addressed with photographic evidence.
  • Ensure all required OSHA and labor law documents are posted onsite, maintain a visible map to the nearest medical facility, and ensure first aid kits are available.
  • Prepare for and participate in Builders Risk site visits, ensuring compliance with fire safety (fire extinguishers, combustible motor and fuel container placement), perimeter security, hot work permits, non-smoking signage, and security camera system access.
  • Maintain a clean and organized jobsite at all times, ensuring compliance with all safety and cleanliness standards.
  • Utilize and maintain project checklists and forms for framing, injury reporting, and owner walk preparation.
  • Issue verbal and written warnings or fines to subcontractors as needed for safety violations, and ensure ongoing communication and follow-up with all consultants and inspectors.

WHAT YOU BRING

  • Proven experience as a construction superintendent or similar field leadership role.
  • Strong knowledge of construction safety regulations and OSHA requirements, with the ability to implement and maintain job-specific safety plans.
  • Experience coordinating and directing subcontractors and suppliers, and managing site setup including field office, signage, and temporary facilities.
  • Proficiency in project scheduling, including development and maintenance of short interval and phased schedules, and participation in OAC and subcontractor meetings.
  • Ability to review and interpret construction drawings and specifications, perform constructability reviews, and manage RFI and submittal processes.
  • Experience with consultant coordination (Waterproofing, ADA, Safety, Structural Engineer, Architects), including scheduling site visits, incorporating feedback, and managing closeout documentation.
  • Proficiency with construction management software (e.g., Procore) for documentation, logs, RFIs, submittals, and approvals.
  • Strong communication and leadership skills for managing teams, consultants, and subcontractors, and for maintaining accurate records, logs, and reports.
  • Ability to monitor project progress, quality, and budget adherence, and to proactively address site issues and cost implications.
  • Experience with site inspections, consultant coordination, third-party testing, and regulatory compliance.
  • Knowledge of ADA and waterproofing consultant requirements, and ability to manage related documentation and follow-up.
  • Problem-solving skills and the ability to maintain a safe, efficient, and compliant work environment.
