Assistant Project Manager

On-Site

Atlanta, GA

ABOUT THE ROLE

Our client is seeking an Assistant Project Manager to support the Project Manager and Development Associate throughout all phases of construction projects, from conceptualization to close-out. Reporting to the Vice President of Construction, you will play a key role in pre-construction design, project scheduling, cost and quality control, and ensuring effective communication among the Development Team, Architects, and Construction Executives. This position requires a detail-oriented professional who can manage project documentation, coordinate with multiple stakeholders, and ensure compliance with company policies and industry standards. You will be instrumental in facilitating utility coordination, document management, project close-out procedures, and regular reporting, contributing to the successful and timely completion of construction projects.

WHAT YOU'LL DO

  • Assist the Project Manager and Development Associate throughout all project phases from conceptual design to close-out, including pre-construction design and turnover to the on-site team.
  • Establish and maintain professional relationships with the Development Team, Architects, and Construction Executives; attend regular meetings to review all aspects of the project and budgets.
  • Review and understand main contracts, general conditions, and all project documentation for assigned projects.
  • Implement and monitor time, schedule, cost, and quality controls from project start to completion.
  • Participate in preconstruction activities, including attending meetings, creating and reviewing phasing plans with the Project Superintendent, and ensuring compliance with AHJ requirements.
  • Balance constructability and phasing plans with project budgets; coordinate with stakeholders to address design deficiencies, code violations, and constructability issues.
  • Develop a firm understanding of the Geotech Report and examine all construction documents for appropriate details.
  • Assist in project buyout, draft contracts and purchase orders for Project Manager review, maintain accurate buyout logs, and ensure proper bid and scope review with a minimum of two qualified bids per scope (three or more preferred).
  • Coordinate with utility companies (e.g., Georgia Power) and facilitate joint trenching and final design requirements with other utilities.
  • Attend and coordinate staff, OAC, subcontractor, and safety meetings; set up all necessary project coordination meetings.
  • Maintain and update project schedules weekly with the Superintendent; communicate with subcontractors regarding contract obligations and performance.
  • Verify that all insurance requirements for subcontractors and general contractors are satisfied and compliant with company policies prior to mobilization.
  • Monitor material lead times, order long-lead items in advance, and manage stored materials as needed.
  • Maintain and distribute the latest drawing logs, ensuring all team members have current documents; order drawings for the site team and publish updates in Procore.
  • Facilitate USPS integration with the mailroom and coordinate the filing of NOC, NOI, and NOT documents with the Development team.
  • Ensure all subcontractor insurance is current and coordinate overrides as necessary with company leadership.
  • Maintain turn schedule spreadsheets, incorporating move-in dates from the Operations team (both actual and forecasted).
  • Ensure site compliance with builders’ risk carrier requirements and conduct site walks with inspectors.
  • Submit meter requests for all required power meters (unit, house, and temporary) in a timely manner.
  • Set up construction utilities with correct billing addresses as specified by company policy.
  • Store all project documents in Procore Drive and maintain organized, up-to-date records.
  • Complete retainage checklists prior to project close-out and retainage release.
  • Prepare and distribute weekly newsletter reports and process monthly change orders in Procore with required cover sheets and deadlines.
  • Arrange for monthly aerial photos of the project site as required.
  • Process expense reports using the designated system and templates.

WHAT YOU BRING

  • Bachelor’s degree in Construction Management, Engineering, or related field preferred.
  • 1-3 years of experience in construction project management or a related role.
  • Familiarity with construction contracts, general conditions, and project documentation.
  • Proficiency with project management software (e.g., Procore) and Microsoft Office Suite.
  • Strong organizational and time management skills, with the ability to manage multiple priorities and deadlines.
  • Ability to coordinate with multiple stakeholders, including development teams, architects, subcontractors, and utility companies.
  • Understanding of preconstruction processes, scheduling, and cost control.
  • Knowledge of construction safety standards, insurance requirements, and builders’ risk compliance.
  • Excellent written and verbal communication skills for effective reporting and stakeholder engagement.
  • Ability to review and interpret construction drawings, documents, and technical reports.
  • Detail-oriented, proactive, and able to work both independently and as part of a collaborative team.
